Pre-Purchase Inspections

A Pre-Purchase Inspection, or verbal inspection, can help you compete in a seller’s market. In markets where homes are selling rapidly, many buyers try to appeal to sellers by waiving the home inspection contingency in their offer. A Pre-Purchase inspection can help a buyer facing a hot market by waiving the inspection that would typically take place while the home is in contract but knowing enough about the property from the Pre-Purchase inspection to make an informed decision about buying it.

The way the Pre-Purchase, or Verbal Consultation works, our inspectors are on site for up to 1 ½ hours. During that time, they will evaluate the major components of the house – roof system, foundation and structural, exterior components, as well as the mechanical systems - electrical, plumbing and HVAC. After the evaluation of the condition of the home, the client is then given a detailed verbal report.

Once our client’s are in mutual acceptance on a home, we encourage the new home owner to have one of our inspectors go back to the house to answer any further questions and provide the thorough written report with digital photos for the difference between the Pre-Purchase Inspectionand the Home Buyer Inspection fees.
