Home Warranty Inspections

Your one year builders warranty will expire usually within the first year after closing. Many times the one year warranty expiration marks the final opportunity to identify, document, and inform your Builders of items that need repair or adjustment. All safety hazards, repairs, and adjustments should be professionally documented BEFORE your Builder is relieved of their responsibility under the one year warranty.

Crow’s Nest Home Inspections specializes in working with buyers of new homes whose one year warranty is coming to an end. Once you have your home inspected, you will receive our thorough written report with digital photos, you will have the knowledge and documentation to discuss any home problems with the quality of the materials or the workmanship with your Builder. Educated homeowners stand a better chance of getting the Builder to correct those items that need repair which is why 1-Year Builder Warranty Inspections are so important.

We recommend you schedule your Warranty Inspection within the last 30 to 60 days of the comprehensive portion of your warranty. This is typically ten to eleven months after you closed on your home. Following this time line, you maximize the time allowed for conditions to emerge and you still have time to communicate with your builder while you are covered under the warranty.

Protect your investment and call us to schedule your warranty inspection. Time is running out and once the anniversary of closing on your new home has passed, you are on your own in most cases.

Thank you so much for taking the time to explain to me so much about my house during your inspection. It feels like I’ve attended a homeowner’s class for beginners. Your instructions and guidance are invaluable.
